  • This level of service is for the owner/developer that has contracted to purchase a property, but has not begun the due diligence process.

  • Visit the site to perform an evaluation of the existing property (building if applicable) and surrounding properties in order to understand the existing on-site conditions and potential challenges for the development plan.

  • Contact the proper municipality to verify the existing zoning of the property; understand procedures, timelines, and challenges for rezoning.

  • Contact the proper municipality to understand the required development approvals, timelines and challenges.

  • Contact the various utility providers to verify utility services, capacities, moratoriums, etc.

  • Review and evaluate any existing due diligence materials provided by the seller.

  • Provide a proposed development schedule based on our findings.

  • Provide a due diligence budget to proceed with the property investigation based on the results of the preliminary due diligence investigation.

  • Work with the client to ensure that the site plan/development plan meets his/her objectives.

  • Provide a complete, thorough and concise report that provides details and background information for the above items.
