Construction Administration

  • Pre-qualify general contractors in order to solicit competitive bids or negotiated contracts.
  • Review the bids or proposals to ensure that the bids include the necessary scope of work and that there are no gaps in the proposal.

  • Ensure and coordinate the bonding and insurance requirements of the project. 

  • Implement the owner’s objectives throughout the course of the project.

  • Conduct regularly scheduled meetings with the contractor and major subcontractors to ensure that the project is proceeding on schedule and within budget.

  • Provide detailed bi-monthly project status reports to the owner.

  • Review the contractor’s monthly pay applications to ensure that the work being billed is complete and acceptable, the proper amount of retainage is being withheld, and that the proper lien waivers are provided. 

  • Review any change orders to make sure they are legitimate and meet the requirements of the contract.

  • Provide monthly schedule updates.

  • Participate in punch list preparation and follow-up to ensure that the punch list is completed.

  • Coordinate close-out documentation such as operation & maintenance manuals, as-built plans, and warranties.
